Perched on the cliffs above the Salcombe coastline, Orestone End is a striking five-storey coastal residence that underwent a complete glazing refurbishment as part of an extensive renovation. The brief was clear, maximise the home's exceptional sea views while delivering glazing systems capable of performing in one of the UK's most demanding coastal environments.

At the heart of the transformation are bespoke minimal windows systems, specified to maximise transparency and minimise visible framing. Large-format sliding glass doors span key elevations of the home, combining expansive glass panels with exceptionally slim sightlines to create a near-frameless appearance. The result is architecture that feels lighter, brighter and more closely connected to the landscape beyond.

Project Overview

Orestone End is a luxury coastal residence overlooking the dramatic Salcombe coastline. As part of a comprehensive renovation, the property underwent a complete glazing transformation with the aim of maximising panoramic sea views while delivering exceptional performance in an exposed marine environment.

minimal windows provided a bespoke package of minimal sliding doors, frameless structural glazing and high-performance aluminium window systems throughout the five-storey home. Large-format glass panels, ultra-slim sightlines and carefully integrated glazing details create a seamless connection between the interior spaces and the surrounding landscape, flooding the home with natural light and framing uninterrupted views of the Devon coast.

Engineered specifically for coastal conditions, each glazing system was designed to withstand high winds, salt-laden air and solar exposure, ensuring the home benefits from both outstanding aesthetics and long-term durability. The result is a contemporary waterfront property where minimal glazing enhances the architecture and allows the spectacular setting to take centre stage.

Design Intent

At Orestone End, the architecture was designed to celebrate its spectacular location. Every glazing element was selected to reduce visual barriers between the interior spaces and the dramatic Devon coastline beyond.

Our minimal sliding doors were specified across multiple levels of the property, creating large uninterrupted openings onto terraces and outdoor living spaces. Ultra-slim sightlines ensure the focus remains on the views, while large-format glass panels maximise daylight and create a sense of openness throughout the home.

Frameless structural glazing was incorporated in key locations to further enhance transparency and light flow. Bespoke architectural details, including circular aluminium-framed windows and double-height glazed elements, add visual interest while maintaining the clean, contemporary aesthetic of the renovation.

Finished in a durable C32 Antique Bronze anodised coating, the glazing systems complement the coastal architecture while providing long-term protection against harsh marine conditions.

Performance

Designing glazing for a cliffside coastal property requires more than beautiful aesthetics. At Orestone End, every system was carefully specified to deliver exceptional performance against the unique challenges of its exposed seaside location, including high wind loads, salt-laden air and year-round solar exposure.

Large expanses of low-iron glass were paired with advanced solar control coatings, helping to reduce unwanted heat gain while maintaining excellent levels of natural daylight and preserving crystal-clear views of the coastline. This allows the home to remain comfortable throughout the seasons without compromising the visual connection to the surrounding landscape.

The glazing specification also incorporated heat-soaked toughened glass for enhanced strength, safety and long-term reliability. Combined with marine-grade C32 Antique Bronze anodised aluminium framing, the systems provide outstanding durability and corrosion resistance, ensuring the glazing remains visually impressive and structurally robust despite the harsh coastal conditions.

Installation

The installation at Orestone End required a bespoke approach to deliver the architect's vision of uninterrupted coastal views while meeting the technical demands of a challenging seaside location. Across the five-storey property, Minimal Windows systems were carefully integrated into the building envelope, creating expansive glazed openings with minimal visible framework.

Large-format minimal sliding doors were installed throughout the principal living spaces, with both two-track and three-track configurations used to create seamless connections between the interior and the coastal terraces beyond. The slim sightlines and concealed detailing demanded precise installation tolerances, ensuring the glazing appeared effortlessly integrated into the architecture.

Outcome

The completed refurbishment has transformed Orestone End into a contemporary coastal retreat defined by light, transparency and uninterrupted sea views.

By combining minimal-framed glazing, structural glass solutions and high-performance specifications, the project successfully balances elegant design with the practical demands of a marine environment. The extensive use of glass allows residents to enjoy panoramic views of the coastline from every level of the home, while advanced solar control and weather-resistant materials ensure comfort and durability throughout the year.

Orestone End demonstrates how thoughtfully engineered minimal glazing can enhance architectural design, strengthen the connection between home and landscape, and deliver exceptional long-term performance in even the most exposed coastal locations.
