Open corner doors for garden access via the newly built kitchen extension.

Dovedale Road is a two part minimal windows project based in Nottingham that first had slim sliding doors installed back in 2011.

The family home has undergone various renovations to modernise the home and create living spaces that are fit for purpose while staying true to the classic red brick British style.

Combining more modern materials such as the aluminium frame of the sliding doors and the brown coloured zinc cladding used to cover the pressings and fixings allows for the home to stand the test of time and increase its value from £720,000 in 2008 to over £1.3 million in 2023/24.

Open corner doors linking the kitchen extension and garden.

The open corner sliding doors feature 21mm slightlines that allow for clear views from the kitchen extension out into the garden. Using an open corner configuration was a great choice made by the homeowners and the architects due to the placement and location of the extension. With where the extension has been built, it extends past the existing building structure which led to the possibility of the original home and new extension feeling separated. To overcome this, the wall that would have been connecting the two structures was replaced with a two-track sliding system which completes the opening corner.

With the ceiling of the kitchen in place before installation of the open corner doors, the minimal windows team worked closely with the architect to discover a method where the head frame of the sliding doors could be hidden from the inside of the kitchen. This led to the sliding doors being specified to be taller than the ceiling and then fixed into the exterior brown steel structure which sits above the kitchen ceiling. This allows for a glass-to-glass bottom to top finish leaving just the 21mm vertical meeting jambs.

The existing slim sliding door installation in 2011.

Back in 2011 the IQ Glass team designed and installed a very classic three track sliding system that allows garden access from the living room/ entertainment room.

This system showcases how if maintained correctly, the sliders can last a lifetime.

Open corner doors, the details.

The open corner configuration comprises of one three track system that meets a smaller two track system. Each glazing leaf is 2.8m high by 1.2 m wide which allows for a 2.4m opening when the three-track system is fully open. The two-track system has slightly different parameters. The singular sliding pane is 2.8m high and 1.6m wide to create a larger corner opening. RAL 7016 has been powder coated onto the frames which is also known as architects grey. A singular two point shoot bolt lock finishes the system and ensures it is PAS24 certified.
