Preserving Historic Character While Maximising River Views
The architectural intent for The Boathouse was not to alter the essence of the building but to enhance it. Situated in a remarkable position overlooking the River Dart, the property's connection to the water was always its defining quality. The project team wanted to strengthen this relationship through larger glazed openings and slimmer framing, allowing the landscape to become a more prominent part of the interior experience.
At the same time, the building's heritage and character needed to be respected. Existing timber windows and doors were replaced with contemporary aluminium systems that delivered significantly improved performance while retaining a materiality and appearance sympathetic to the original architecture. Custom anodised finishes were carefully selected to echo the warmth of traditional timber while introducing the durability required for a coastal location.
Working Within a Historic Waterside Envelope
The Boathouse presented a unique series of technical and environmental challenges. Located directly beside the estuary, every glazing system had to withstand an exposed marine environment while preserving clear views of the river. Wind loading, corrosion resistance and long-term durability were key considerations throughout the specification process.
The renovation also involved replacing windows and doors within existing masonry openings, many of which featured subtle arches and irregular details that required bespoke solutions. In several locations, new access routes were introduced by replacing existing windows with pivot doors, demanding careful coordination between the existing structure and the new glazing systems.
A further challenge was achieving a consistent finish across different glazing systems and aluminium alloys. The project required a distinctive dark red anodised exterior finish that had to appear uniform across sliding doors, pivot doors, windows and bespoke architectural detailing.
How the minimal windows® Systems Were Integrated to Resolve the Project Challenges
The minimal windows® systems specified for The Boathouse were selected for their ability to combine slim sightlines with the performance demands of a riverside environment. Marine-grade finishes and heat soak tested glazing were used throughout to ensure long-term durability while maintaining minimal visual disruption to the views.
To the river-facing elevation, the existing balcony doors were replaced with a three-track sliding door system measuring 3m wide by 2.6m high. The configuration uses one fixed panel and two sliding panels, creating a generous opening while framing uninterrupted views across the estuary.
Elsewhere, a series of minimal windows® pivot doors were integrated throughout the property. A particularly striking installation replaced a former ground-floor window with a 3.3m high glazed opening incorporating a pivot door and fixed overlight. This intervention introduced a new connection to the garden while maintaining the clean architectural language established across the project.
A pocket sliding door was also incorporated to the bedroom balcony, allowing the glazed panel to disappear completely into the wall construction. This solution maximised usable space within the room while reinforcing the project's emphasis on openness and visual simplicity.
Together, these systems transformed the building's relationship with its surroundings, replacing traditional framed openings with contemporary glazing that allows the River Dart to remain the primary focal point throughout the home.
